Open Houses in a Post-NAR Settlement World

A practice change required by the NAR settlement is that all MLS participants working with a buyer must enter into a written agreement before the buyer tours any home.  This has raised questions about how agents should handle visitors to open houses.

  • Open House Visitor Non-Agency Disclosure and Sign-In (C.A.R. Form OHNA-SI)
  • Buyer Non-Agency Agreement (C.A.R. Form BNA)
  • Buyer Representation and Broker Compensation Agreement (C.A.R. Form BRBC)
  • Property Showing and Representation Agreement (C.A.R. Form PSRA)

This will educate REALTORS® to the many loan options available for both the W2 employee, Self-Employed and Retired Home Buyers. The overall course is to educates REALTORS® and real estate managers as to the basics of the home loan process, loan products and a general understanding of loan choices in today’s current market.

NAR Code of Ethics-Recorded Video

The deadline to complete NAR’s required Ethics course for this cycle, Cycle 7, is December 31. 2024

NAR's Board of Directors approved a change to the Code of Ethics training requirement, extending it from every two years to every three years. This extends the current cycle deadline from March 1, 2022, to Dec. 31, 2024.

REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. 

Training may be completed through NAR’s online courses or through another method, such as online or classroom courses via local/state associations. Read the consequences for failing to complete Code of Ethics training.
